About the math
The net ratio is (rent − property fee) ÷ (price + agent commission + taxes) per month — what an investor actually earns after one-off purchase costs. The gross ratio is simply rent ÷ price, the classic definition behind the international 1:200–1:300 rule of thumb (≈0.33%–0.5% per month, 4%–6% per year); a market is often considered fairly priced inside that band.
Agent commission and taxes each accept a percentage of the price or a fixed amount. Rent accepts monthly, quarterly, semi-annual or annual payment and is normalized to a monthly figure. Everything runs locally in your browser — nothing is uploaded.
